Observation

Three-fourths of the block bordered by Sixth, Seventh, Lakeland, and State Capitol Streets is owned by two families. The proximity of this site to the State Capitol may result in the demolition of the existing houses.

Discussion

A skyscraper has been designed for this site, but current A-4 zoning would allow only 4 stories. The best solu-tion is to save the critical houses while allowing a large, but low and compatible office building to face towards the State buildings.

Recommendation

A design can be developed to accomplish approximately 115,000 sq. ft. of building, while preserving the houses facing Lakeland. The parking can be partially handled on-site in a masked 3-story parking garage. Additional park-ing, if necessary, may have to be leased off site, or the building would be smaller. The owners should be persuaded to build a structure compatible with the historic district.
